Number of constructions increased by 17.7 percent in 2019

  • The total number of constructions for the year 2019 was recorded at 13,130. This translates to an increase of 17.7 percent from 11,157 in 2018.

Residential-type registered the highest number of constructions

  • By type of construction, residential-type registered the highest number of constructions in 2019 which totaled to 9,200
    or 70.1 percent of the total number of constructions of the region. This translates to an increase of 14.4 percent from the 8,045
    in 2018.
  • Non-residential type of building followed with 2,384 constructions, contributing 18.2 percent of the total constructions of the region
    in 2019. There was an increase of 28.2 percent
    from 1,860 constructions in 2018.
  • Addition, which refers to any new construction that increases the height or area of an existing building has a share of 1.6 percent. Addition to existing structures recorded a decrease of 24.3 percent from 284 in 2018 to 215 in 2019.
  • Alteration and repair contributed 10.1 percent to the total number of constructions in 2019. It increased from 968 in 2018 to 1,331  in 2019.

 

Total value of constructions reached Php20.7 billion in 2019

  • The total value of constructions in 2019 was posted at Php20.7 billion, representing an increase of 33.4 percent from Php15.5 billion in 2018.
  • In 2019, the total value of residential-type amounted to Php10.0 billion, posted an increase of 21.9 percent from the previous year’s total value of Php8.2 billion.
  • Similarly, total value of non-residential-type of constructions increased by 65.4 percent from PhP5.8 billion in 2018
    to Php9.6 billion in 2019.
  • The combined values of addition, alteration and repair in 2019 posted a decline of 29.4 percent from the total value in 2018.The total value in 2019 registered at PhP1.0 billion.

Pangasinan recorded the highest number of constructions in 2019

  • Among the provinces in the Ilocos region, Pangasinan recorded the highest number of constructions   in 2019, accounting to 34.9 percent share to the total number of constructions in the region. The recorded number of constructions of 4,586 is higher by 30.1 percent from the number in 2018.
  • Ilocos Norte followed with 28.9 percent to the total number of constructions in 2019. As compared with the recorded number of constructions in 2018 of 3,154, it increased to 3,801.
  • Likewise, Ilocos Sur and La Union posted increases in the number of constructions in 2019. Both provinces registered 7.3 percent  and 4.0 percent, respectively, as compared to the numbers in 2018.

Single-type recorded the highest number of residential building constructions in 2019

  • Ninety-seven percent of the total number of residential building constructions in 2019 were single-type. The number increased by 14.2 percent from the record in 2018.
  • Apartment/accessoria-type of residential buildings shared 2.3 percent to the total number of residential building in 2019. From 166 constructions in 2018, it increased to 210 in 2019.
  • Duplex shared 0.6 percent of the total number of residential building constructions in 2019. Two building constructions were added to the numbers in 2018. 
  • For other residential-type of buildings, the number of constructions in 2019 was lower by 36.4 percent from the constructions in 2018.

Total Value of Single-type building increased to Php9.3 billion in 2019

  • The total value of single-type buildings amounted to PhP9.3 billion covering total floor area of 959,528 square meters.  This translates to an average cost of Php9,717.9 per square meter.
  • Apartment/accessoria type of constructions was valued  at PhP588.7 million, an increase of 21.6 percent from the total value of PhP461.3 million in 2018. Average cost for this type of building in 2019  is Php9,328.4 per square meter.
  • The total value of duplex-type of residential houses amounted to PhP81.7 million with an average cost of Php9,962.6 per square meter.

Commercial building dominated non-residential constructions

  • Majority of the non-residential constructions in Ilocos Region in 2018 2019 are commercial buildings. This translates to an increase by 36.8 percent and covers 63.9 percent of the total number of non-residential building in 2019.
  • Institutional buildings recorded 578 constructions (24.2%), industrial with 138 (5.8%), and agricultural with 109 (4.6%).
  • All types of non-residential buildings increased in 2019 excep in the number of agricultural building which decreased to 109 in 2019 from 132 in 2018.

Value of Institutional buildings amounted to Php4.94 billion

  • The value of Institutional building constructions in 2019 amounted to Php4.9 billion covering a floor area of 305,295 square meters  with an average cost of Php16,179.0 per square meter.
  • New commercial building was valued at PhP3,707.0 million  with a total floor area of 368,156 square meters, translating to an average cost of PhP10,069.0 per square meter.
  • The average cost of industrial and agricultural buildings was PhP9,155.9 per square meter, and PhP6,856.0 per square meter.
