Construction statistics of the Ilocos Region are based on approved building permits on new constructions and additions, alterations and repairs of existing residential and non-residential buildings, and other structures, which are proposed to be constructed in the cities and municipalities of the country in a specific period.
Construction projects decreased to 4,015 in the first quarter of 2021
The total number of approved building permits in the first quarter of 2021 reached 4,015. Residential-type buildings with 3,118 construction projects shared 77.66 percent to the overall total. The combined number of additions, alterations and repairs contributed 11.21 percent with 450 construction projects, while the non-residential buildings contributed 11.13 percent to the total number of approved building permits with 447 construction projects.
Ilocos Norte recorded the highest number of construction projects
Among the four provinces of the Ilocos Region, Ilocos Norte recorded the highest number of construction projects with 1,617 accounting for 40.27 percent of the total number of construction projects.
Ilocos Sur followed with 962 construction projects or 23.96 percent share, Pangasinan with 910 construction projects or 22.67 percent share, and La Union with 526 accounting for 13.10 percent of total number of construction projects.
Total value of construction amounts to PhP4,939.2 million
The total value of constructions from approved building permits reached PhP4,939.2 million in the Ilocos Region for the first quarter 2021.
By type of construction projects, the value of residential buildings amounted to PhP3,596.1 million, while non-residential buildings amounted to PhP1,250.2 million.
The combined value of additions, alterations, and repairs of existing structures was PhP92.8 million.
Single houses comprised 94.68 percent of the residential buildings
Single houses recorded the highest number of construction projects with 2,952 accounting for 94.68 percent of the total residential buildings. Apartment/accessoria ranked second with 83 residential construction projects representing 2.66 percent of the total residential construction. Duplex houses
recorded 82 construction projects accounting for 2.63 percent while residential condominium recorded only one construction project during the period accounting for 0.03 percent.
Average cost per square meter of residential building construction is PhP10,274.7
The total value of construction for residential buildings was about PhP3,596.1 million with a total floor area of 350,001 square meters, translating to an average cost of PhP10,274.7 per square meter.
The total value of construction for single-type residential houses reached PhP3,111.5 million covering a total floor area of 308,768 square meters, translating to an average cost of PhP10,077.0 per square meter.
Apartment/accessoria houses recorded a total construction value of PhP182.1 million and a total floor area of 20,852 square meters or an average cost of PhP8,730.6 per square meter.
Duplex had an estimated construction value of PhP125.2 million with a total floor area of 12,453 square meters, translating to an average cost of PhP10,055.2 per square meter.
Residential condominium recorded a construction value amounted to PhP177.4 million and a floor area of 7,928 square meters or a cost of PhP22,379.7 per square meter.
Commercial buildings recorded 65.77 percent of the total non-residential buildings
Commercial buildings had the highest number of constructions with 294 projects or 65.77 percent of the total non-residential constructions. Institutional buildings ranked second with 80 construction projects or 17.90 percent. Industrial buildings followed with 40 construction projects representing 8.95 percent, while agricultural buildings recorded 22 construction projects or 4.92 percent. Other non-residential buildings contributed 11 construction projects or 2.46 percent share.
Value of non-residential building constructions reached PhP1,250.2 million
The total value of non-residential building constructions in the Ilocos Region reached PhP1,250.2 million with a total floor area of 114,696 square meters, reflecting an average cost of PhP10,900.2 per square meter.
Commercial buildings had the highest value amounting to PhP512.9 million. It has a total floor area of 54,394 square meters with an average cost of PhP9,429.1 per square meter.
Institutional buildings followed with a value of PhP485.4 million and a total floor area of 36,640 square meters with an average cost of PhP13,247.4 per square meter.
Industrial buildings had a value of construction estimated at PhP227.2 million covering a total floor area of 19,386 square meters or an average cost of PhP11,717.4 per square meter.
Agricultural buildings ranked fourth with a total construction value of PhP17.3 million and a total floor area of 4,276 square meters with an average cost of PhP4,037.3 per square meter.
Other non-residential buildings accounted the least value of about PhP7.5 million.
